From a turnkey floor to a custom headquarters.
Nomad first moved Wave Sports + Entertainment into a furnished floor that was running in 48 hours. When that term was ending, we found the team a full floor in Midtown South and funded a custom headquarters through the lease.

Chapter 01
The first move
The challenge
A fast-moving media company could not wait on a build-out.

What they needed
- 01Turnkey, no long build-out
- 02Feels unmistakably on brand
- 03Steps from major transit

Brokerage
High-design, turnkey, near transit.
We secured a high-design floor with open collaboration zones, private focus rooms, built-in fiber and walls ready for branded backdrops, on flexible terms.
Facilities
Operational in 48 hours.
We furnished the entire floor overnight from in-house inventory and turned on Wi-Fi, cleaning and custom signage within 48 hours.
The decision
Why this one.
5,000 SF in Midtown South with high ceilings, daylight and built-in fiber.
The result
Wave moved in with zero lag in production, on terms that flex with its growth.
“Nomad Group has been a great partner to Wave as we’ve grown in New York. They’ve supported us through multiple stages of our growth — from finding the right office space to building out our current location and continuing to help us operate it today. They’re responsive, reliable, and a great team to work with.”

A custom full-floor headquarters.
When its term was ending, Wave came back to Nomad for a custom headquarters for about 50 people. A construction allowance and free rent helped fund the finished full-floor build-out in Midtown South.
The challenge
Wave’s term was ending. The team needed a custom headquarters for about 50 people, with private offices, a boardroom and lounges for hosting athletes and talent.
What Nomad did
We ran the search from September 2025 and toured finalists in December. We prepared test fits and contractor pricing so the team could compare real build-out costs, then worked through the lease with Wave’s counsel and introduced design and project-management partners.
The negotiation
A construction allowance to fund the custom build-out. Substantial free rent, plus a rent credit in place of buying phone booths. Security that steps down in later years.
The result
Wave moved into its completed custom full-floor headquarters in September 2026.
