Expansion · Chelsea → Flatiron
From its first New York office to a Fifth Avenue headquarters.
Nomad placed Extend in its first New York office. When the team outgrew it, we helped them take the next step: a full floor on lower Fifth Avenue in a building Nomad also represents.

Chapter 01
First NYC office
The challenge
A team in the office seven days a week needed its own space.
Extend had outgrown its Flatiron coworking space. It needed a private office it could shape, quickly, without losing momentum.
What they needed
- 01Private office for a seven-day-a-week team
- 02Stay close to Flatiron
- 03Built out fast
- 04Room for the next hiring wave

Brokerage
Three submarkets, including off-market space.
We searched NoMad, Flatiron and Union Square, including subleases and off-market options held by owner-operators.
Construction
White box to finished office in five weeks.
We ran design and the build-out, including HVAC.
The decision
Why this one.
3,500 SF in Chelsea, delivered as a white box.
The result
Extend moved into its own headquarters in five weeks and raised its Series A shortly after the move.
Chapter 02
A new full-floor headquarters, nine days after a planned move fell through.
The sublease Extend had lined up fell through three weeks before move-in. Nine days later, Nomad had terms agreed on a full floor on lower Fifth Avenue, and the team moved in ahead of the lease start.
The challenge
Extend’s planned move fell through three weeks before move-in. The team was still growing, still paying for its old office, and move-in-ready space in its size range was leasing fast. The building it chose drew more than 50 inquiries in its first three days.
What Nomad did
We mapped every move-in-ready option the day the plan fell through, toured the next day and submitted four offers within 48 hours, with the financial package ready for underwriting. Because Nomad also represents the building, we knew its availability and could move quickly. We kept a second finalist in play as leverage and managed the move-in: furniture, finishes, cleaning, vendors and building access.
The negotiation
Rent landed below the asking rent and below the landlord’s first counter. Free rent increased beyond the first counter and was front-loaded, cutting first-year cash rent by about a third. Security steps down over time and can be posted as a letter of credit, with a short-term cash bridge so Extend could sign before its new bank issued it.
The result
A full floor in Flatiron with room for 50 to 60 workstations and headroom beyond that, delivered mostly furnished. The team moved in during late June 2026, ahead of the July start.
“Nick and team have been trusted partners for us, helping us find our past 2 leases. I’m confident they’ll take care of you guys too.”
