Flatiron still works best for growing tech and consumer teams because within a few blocks you can find everything from a furnished sublease for a small team to a full-floor headquarters. The biggest difference between two similar floors usually isn’t the asking rent; it’s how much work the landlord will do and how quickly the space can actually be delivered.
