Nomad has moved VTEX twice in New York. We secured and built its first flagship near Grand Central, then negotiated a landlord-funded refresh and early exit for its next Midtown office.

We negotiated a $400K+ improvement allowance and exterior flag rights, giving VTEX street-level visibility near Grand Central.

The first headquarters was in a building Nomad manages, giving the transaction a direct line to ownership.
Construction
Demolished and rebuilt in five months.
We managed the full demolition and a custom build around a modular floorplan in VTEX’s signature pink.

Chapter 02
A refreshed Midtown office, with landlord-funded upgrades.
VTEX, a longtime Nomad client, signed a new Midtown office with the landlord funding a full refresh of offices, conference rooms, restrooms and pantry. Nomad also coordinated an early exit from its previous lease.
The challenge
VTEX needed a new New York office within a reduced budget, with the build-out finished before its current lease ended. Decision-makers sat in New York and São Paulo.
What Nomad did
We toured Midtown options and delivered economic projections and a side-by-side of three counteroffers. We negotiated an early surrender of the old lease, timed to the new move, pushed for landlord-funded improvements instead of taking a space as-is, and coordinated with both teams through signing.
The negotiation
Ownership approved all the requested landlord work: private offices, conference rooms, restrooms, pantry and finishes. Free rent after construction, with rent below the client’s target budget, and a firm delivery date backed by day-for-day rent abatement if the landlord ran late.
The result
VTEX signed in April 2026 and moved into its refreshed Midtown office in June 2026.
