A full custom build-out, delivered inside the landlord’s budget.
Ten Thousand moved Downtown to shorten commutes. Nomad delivered a fully custom headquarters for the landlord’s own construction budget, with a new pantry included.

Project snapshot
The challenge
A growing brand wanted a custom home without paying for it twice.
The high-floor shell had great bones and light, but needed a full transformation. A landlord-managed build would have cost more and limited customization.
What they needed
- 01More room for a growing team
- 02Custom design and finishes
- 03Keep the build inside the landlord budget
- 04Pantry and gathering space

Brokerage
Found the shell, negotiated the build.
We found a high-floor space in a Class A tower with great bones and natural light, then negotiated with the landlord over who would manage construction.
Construction
Same scope, same budget, more customization.
A landlord-managed build would have cost more and limited the design. We matched the landlord’s internal estimate with our in-house contractors and added a new wet pantry at no cost to Ten Thousand.
The decision
Why this one.
9,800 SF on a high floor of a Class A tower in the Financial District.
The result
A fully custom headquarters delivered within the landlord’s original budget, with a new wet pantry at no cost to Ten Thousand.
