Nearly twice the space, fully furnished, with no personal guaranty.
Vendelux secured a fully furnished Midtown floor with close to twice its current space, below the asking rent and with no personal guaranty, while its landlord released it from its current lease.
The challenge
Vendelux, an AI event-intelligence platform, needed room for 20 to 30 more people by early summer but was committed to its current lease. The best option was contested by a rival bidder, and the deal needed the building owner’s consent.
What Nomad did
Vendelux’s landlord agreed to release it from its current lease once a replacement was secured, so the team would not carry two offices. We toured six curated options in one morning, including an off-market space seen before it launched publicly, and built the offer case with market comparables and a replacement-cost estimate for the furniture. We engaged the building owner early and escalated when consent ran late.
The negotiation
Three rounds landed the rent below asking, with a short rent abatement. The full furniture package was included: about 120 workstations plus phone booths. Security came in at the low end of the market range, with no personal guaranty. When a rival bidder made a stronger offer, the other side stayed with Vendelux on a handshake.
The result
Vendelux moved into a fully furnished Midtown floor in October 2026, with close to twice its prior space and no personal guaranty.
