Out of a closing coworking space and into a new office, two weeks after Plan A fell through.
When its coworking space closed, The Group had to move on a fixed deadline. Its first choice fell through late, and Nomad had a new offer out the same day.
The challenge
The Group, a 13- to 15-person creative agency, had to leave its coworking space on a fixed deadline when the space announced it was closing. The team needed room to host monthly events. Its first choice, a full-floor sublease, fell through late in the process.
What Nomad did
Megan had been sending The Group options for a year, so we could move fast. We toured six buildings four days after the news and sent three draft LOIs the next day. When the sublease fell through, we submitted an offer on a direct suite the same day.
The negotiation
Terms were agreed the next evening. Nomad had already negotiated a lease in the building, so the lease was drafted from a form both sides knew, which kept the close short.
The result
The Group signed in early November 2025, about two weeks after the sublease fell through, and moved in that month.
