Surplus office space, subleased to a tenant Holt still likes.
Holt Construction wanted to cut costs without leaving its building. Nomad subleased about 3,500 RSF of its NoMad office, secured both landlord consents and held the agreed terms to signing.
The challenge
Holt had more office than it needed and wanted to cut costs without moving. Early offers came in low, one prospect wanted a full glass-front build-out, and the sublease needed consent from two levels of landlord.
What Nomad did
We drew the marketing plans and ran the tours. With two serious bidders in play, we used the competition to get the strongest prospect’s best offer.
The negotiation
We recommended a security structure that protected Holt and held the agreed terms through to signing. We then worked directly with both levels of ownership to secure their consent.
The result
The sublease was signed in October 2025 and approved in November, and the subtenant moved in in mid-December.
