A purpose-fit lab in Hudson Square, with room to expand.
Flourish, an AI start-up building brain-inspired neural networks, signed a lab-ready space in Hudson Square with a substantial free-rent period and an expansion right. When the client narrowed the deal mid-negotiation, the rent and free rent held.
The challenge
Flourish needed room for a fast-growing team plus a lab with strict vibration, power, cooling and temperature requirements. After the first lease draft, it cut the deal to the lab floor only. It also faced a hard move-in date, an open certificate-of-occupancy question and a press visit booked before signing.
What Nomad did
Flourish came to Nomad through a referral from another Nomad client. We recommended the building as a land-and-expand fit, backed by a phased growth plan, then assembled the tenant’s legal and technical team and mapped the regulatory path for the lab equipment. We lined up short-term suites in the same building as a fallback, and secured a one-day license so a scheduled press interview could happen in the space before signing.
The negotiation
Rent landed between Nomad’s opening offer and the landlord’s counter, with more free rent than the landlord first offered. We secured a tenant improvement allowance and a right of first offer on the rest of the floor. When the client dropped the office floor, the rent and free-rent package stayed intact.
The result
A purpose-fit lab in Hudson Square, signed in April 2026. The team moved in the same month, and Nomad is now running its next expansion search.
