A move-in-ready full floor in Midtown, signed 36 days after the first introduction. When the first-choice space fell through, a replacement offer went out the same day.
The challenge
Oros Markets structures hedges for operating risks that listed markets don’t match, across agriculture, critical minerals, energy and logistics. It wanted a move-in-ready, high-quality office within weeks. As a newly funded startup it faced strict landlord underwriting, and its first-choice space went to another tenant after two weeks of negotiation.
What Nomad did
We sent a market map the day of the first call and toured within two days. Every offer went out with a financial package to answer credit questions up front. We opened backup options while the first choice stalled, sent a new offer the same day it fell through, and brought in counsel who could start from a prior Nomad lease in the same building.
The negotiation
On the first-choice space, Nomad negotiated the rent below asking and added free rent before ownership chose another tenant. At the final building, the landlord opened with a heavy security request. We negotiated it down and added a scheduled reduction. The lease was signed 14 days after the first draft.
The result
A full-floor, move-in-ready office in Midtown. The team was in the space by early June 2026.
