Manifest secured a fully furnished full floor in Flatiron with room for its growing team. Nomad swept 144 spaces to find it, and business terms were agreed two days after the tour.
The challenge
Manifest, a technology-enabled legal services platform, was outgrowing its office. It needed about 90 to 100 desks with strong natural light near Flatiron, within a firm budget. Several finalists fell away, and the space it chose needed approval from three parties.
What Nomad did
We ran a sweep of 144 on- and off-market spaces from 33rd Street to Canal Street and bid on several finalists in parallel to keep options and leverage. When a prior deal on the eventual space fell through, we toured it and sent a proposal the same afternoon, then shared the credit package under NDA and coordinated consents with counsel for every party.
The negotiation
Business terms were agreed within two days of the tour. The floor came fully furnished, with the existing IT infrastructure available to transfer. Security steps down over the term and is posted as a letter of credit.
The result
A fully furnished full floor in Flatiron. IT setup began in April, and all consents were executed in May 2026.
