NoMad
A furnished first New York office, signed seven weeks after the first call.
A furnished, fully managed office in NoMad, with room for a podcast studio and within the founder’s budget. Ownership dropped the personal guaranty in exchange for a modest increase in security.
The challenge
The founder of Grow Channels had one day in New York to tour, a fixed monthly budget and listings from another broker. He wanted room for a podcast studio, and as a newly formed company it faced standard landlord guaranty and security requirements.
What Nomad did
We sent a market overview and the Flex by Nomad option the day after the first call, then ran a one-day tour of the shortlist, including a live Flex by Nomad office. We designed the layout and furniture plan around the studio, and delivered it through Flex by Nomad: a lease plus a management agreement covering furniture and services, with simple monthly pricing.
The negotiation
Ownership removed the personal guaranty in exchange for a modest increase in security. The relocation clause and the letter-of-credit requirement came out, and an upfront rent-free period covered the build-out.
The result
Grow Channels took early access in mid-September 2026 and moved into its furnished, fully managed NoMad office for an October 2026 lease start.
