From a sub-sublease to a direct lease, without moving.
Fuel Cycle stayed in the office Nomad placed it in and swapped a two-layer sub-sublease for a direct lease with the building owner, below the asking rate.
The challenge
Fuel Cycle, a market-research software company, wanted to stay in the office Nomad placed it in in 2025, but its sub-sublease was ending in September. The owner had no direct relationship with Fuel Cycle and needed to underwrite it from scratch, and its opening position was above the client’s target, with no free rent.
What Nomad did
We opened talks directly with ownership, turning a two-layer sublease into a direct relationship. We put the credit package together under NDA so ownership could approve quickly, benchmarked against a comparable alternative to anchor the rent discussion, and modeled options so the client could weigh cost against flexibility.
The negotiation
Rent landed below the building’s asking rate, and the structure Fuel Cycle chose won a month of free rent the owner had not offered. With the counsel Nomad introduced, the lease also secured a delayed start for real-estate tax payments and faster remedies for service interruptions.
The result
Fuel Cycle converted to a direct lease for the same office beginning in October 2026, with no move and no disruption.
