Pinterest takes a full floor at 11 Madison Avenue

An 11-year lease for roughly 83,000 square feet more than doubles Pinterest’s New York office, and shows how well repositioned prewar towers are competing for tech tenants.

Pinterest is doubling down on New York. The image-sharing and discovery platform has signed an 11-year lease for the entire 13th floor of 11 Madison Avenue, the Art Deco tower overlooking Madison Square Park.

The floor covers roughly 83,000 SF, more than twice the size of Pinterest’s current space at 225 Park Avenue South. Financial terms weren’t officially disclosed, but sources familiar with the deal put asking rents at around $90 per square foot.

Part of a wider tech return

Through 2024 and into 2025, leading tech firms haven’t just come back to the office. They have expanded in the city, driving a new wave of leasing across Midtown South and beyond. Pinterest’s move is a commitment to in-person work in a city that remains a global center for design, advertising and culture.

The building

11 Madison Avenue is a 30-story tower owned and operated by SL Green Realty Corp., Manhattan’s largest office landlord, which has spent years upgrading and repositioning it into one of Midtown South’s most sought-after corporate addresses.

The repositioning, and the leasing that has followed, show how strong prewar trophy buildings can be in a market increasingly decided by quality, character and location.

Practical, and a statement

Practically, the move lets Pinterest consolidate and grow its team in one of Manhattan’s most architecturally distinguished and accessible locations. It also makes a broader point.
