From Greene Street to Broome: A custom fit in the heart of SoHo

When we first met the team at PAIGE, they were facing a sudden shift: their longtime home on Greene Street was being converted to residential, and they had just five months to find a new NYC HQ.

The ask was clear—and tough. They wanted something that matched the quiet, curated energy of Greene Street. They had explored options through larger brokerage firms, but nothing felt right. Most spaces were either too generic, too loud, or too office-heavy to reflect the brand’s calm luxury.

They needed a SoHo address that honored their identity. And they needed it fast.

This case study stands out because it showcases exactly what sets our brokers apart. Our team sourced a space at 490 Broadway—a stunning, character-filled building just a few blocks away.

While the location was right, the space wasn’t—yet. The existing layout was too office-intensive, blocking natural light and creating a disconnected flow. Plus, the Broadway foot traffic was overwhelming, clashing with PAIGE’s signature calm retail experience.

So, we got creative.
Working closely with building ownership, we secured permanent access to the Broome Street freight entrance—quiet, tucked away, and just the kind of entry PAIGE envisioned. From there, we partnered with PAIGE’s executive team, Nomad designers, and our in-house construction crew to completely demo and rebuild the space—open, light-filled, and tailored for their retail-meets-office hybrid use.

From lease execution to move-in, the entire project was completed in under four months—well ahead of their Greene Street lease expiration. The space now feels like a natural evolution of their former HQ:
