🏋️ The Challenge

As one of the fastest-growing performance apparel brands in the country, Ten Thousand needed a space that reflected their brand’s precision, grit, and modern edge. With their team previously based in Midtown South, they wanted to relocate to a Class-A office tower in Downtown Manhattan—a move that would shorten commutes and better serve the majority of their team.

We found the perfect shell: a high-floor space at 61 Broadway with great bones and tons of natural light. The catch? It needed a full transformation to reflect the minimalist, elevated branding Ten Thousand is known for.

💡 The Solution

Our team immediately began negotiating with the landlord to take on construction responsibility. But during the process, it became clear that having the landlord manage the build would increase costs significantly and limit the level of customization Ten Thousand needed.

That’s where Nomad’s Construction Management team stepped in.

• We worked closely with the landlord to understand their internal construction cost estimates
• Then tapped our in-house contractors to deliver the same scope—including full demolition and a modernized layout—within that same budget
• Most importantly, we added a brand new wet pantry tailored to Ten Thousand’s design vision—without asking the tenant to spend out-of-pocket

This partnership model removed pressure from the landlord, enabled a faster delivery, and empowered Ten Thousand to move into a space that truly reflected their culture and aesthetic.
