Obligo originally signed a short-term sublease at 900 Broadway, one of our buildings in the heart of Flatiron. The space delivered exactly what they needed: collaborative layout, great natural light, and unbeatable location.
When their sublease term came to an end, the next move was simple: stay put—but on their terms. We worked closely with their team to structure a direct deal with ownership, honoring the same discounted economics they previously enjoyed, while securing a longer lease term in the same suite. No disruption, no surprises.
It was a seamless upgrade—extended runway, same value, no need to move a single chair.

Today, Obligo continues to operate from their custom-fit HQ at 900 Broadway, now backed by a longer-term deal that supports team stability and long-term planning.
