When we first met the team at Healthee, they were clear about what they needed—and what they wouldn’t compromise on.

They wanted a space that aligned with their brand: calm, intuitive, and forward-thinking. It had to be walking distance from both Penn Station and Port Authority to support their hybrid team. And it needed something rarely available in Midtown: an outdoor space.

The final catch? They could only commit to a 2-year lease and wanted input on construction. In the middle of the pandemic, that made for a tough ask. But we had the perfect solution.

We tapped into our portfolio and zeroed in on 213 West 35th Street—a centrally located building with a rare setback opportunity.

Working quickly with our in-house construction team, we converted that setback into a private outdoor patio, built entirely from scratch. We also delivered the buildout exactly to Healthee’s specifications—creating a clean, wellness-forward space with quiet offices, open team zones, and breakout space.

To support their experience-first mindset, we even provided outdoor furniture at no additional cost.

The entire deal came together through speed, creativity, and relationships—navigated in the heart of the pandemic.
