When we first met the Kaiko team, they were operating out of a WeWork. With their global HQ based in Paris, the all-in-one simplicity of coworking made sense—they didn’t want to juggle vendors, internet contracts, cleaning crews, or furniture setup.

As Kaiko’s U.S. presence expanded, they needed more than flexibility. They needed credibility, privacy, and polish. But after touring multiple flex space providers, they kept running into the same issues: opaque pricing, rigid layouts, and minimal customization.

• Moved the Kaiko team in 1 month earlier than their original target
• Structured a flexible deal with clear terms, aligned with their Series B growth

The final result was a custom-built, full-floor headquarters tailored to Kaiko’s high standards—and delivered with the speed and transparency that traditional flex providers couldn’t match.
