The Challenge

When we first met the Small Door team, they were operating out of an investor’s space. They were growing quickly, mission-driven, and ready for a home of their own. They had already engaged with other brokerages but struggled to find the right fit to match their expansion goals and unique operational needs.

The Solution

We put our full resources to work, shortlisting two buildings within our portfolio: 22 West 27th Street and 153 West 27th Street. Ultimately, 153 proved to be the perfect fit. It was a 5,500 sq ft blank canvas ready to be customized for Small Door’s needs.

We worked hand-in-hand with their architect to reimagine the space. Highlights included:

• Relocating the wet pantry across the floor for better team flow
• Coordinating phone booth installation (we got them 5 booths at a substantial discount)
• A full layout revamp tailored to their clinical, collaborative, and brand-driven needs

And perhaps most importantly, we did all of this 30% under their original target budget.
