When we met the team at CollegeVine, they were focused on bringing their distributed team of education experts back together under one roof. The goal: secure a space in the heart of Flatiron–Union Square that felt inspiring, collaborative, and distinctly CollegeVine.
We toured several properties – until a rare opportunity surfaced right in our own portfolio.
The Solution
A unique sublease opportunity quietly hit the market at 900 Broadway, one of the most architecturally striking buildings in Union Square. The building was designed by Stanford White—the legendary architect behind the Washington Square Arch and Madison Square Garden II—the space featured double-height ceilings, arched windows, and sweeping views over Broadway.
The space itself is more than just beautiful – it’s award-winning. The space has been recognized by Architectural Digest for its blend of historic detailing and modern functionality.
We knew the fit was perfect. But we also knew we’d have to move fast.
The landlord informed us the space had multiple offers on the table. Because of our long-standing relationship and deep understanding of the asset, we were able to step in directly, negotiate terms, and secure the lease within 48 hours – putting our client at the front of the line.
