The Challenge
When Accrete, a defense-grade AI company, first partnered with us during the early days of our launch during the pandemic, they weren’t just looking for an office. They were looking for a partner. With a growing roster of federal contracts and complex operational needs, Accrete needed a space solution that would allow them to focus on mission-critical work, while trusting us to handle the rest.
Their first move? A 6,500 sq ft space at 17 State Street, one of the most architecturally striking buildings in Downtown Manhattan. The challenge: get them up and running—fully furnished, fully functional, and fast.
The Solution
During the pandemic, we had access to an abundance of brand-new, high-end office furniture stored across our portfolio buildings. We leveraged those assets to fully furnish Accrete’s HQ at a fraction of the cost, allowing them to skip the typical delays and expenses that stall most startups.
We handled the entire process end-to-end:
- Space identification and negotiation
- Procurement and delivery of furniture
- Vendor coordination for internet, cleaning, and security
- Move-in setup so their team could focus on building AI, not configuring routers
This early collaboration laid the foundation for the infrastructure Nomad still uses today—and set the tone for a relationship built on trust, execution, and alignment.
Scaling Up
Fast forward to Accrete’s next phase: taking down an entire 15,000 sq ft floor at 17 State Street. With rapid growth and heightened security needs, the team needed a space that could serve as a command center for their expanding federal and commercial work.
And once again—they called us.
This time, we:
- Negotiated a substantial tenant improvement allowance
- Structured a deal that allowed unused TI dollars to convert to additional free rent
- Crafted a package that minimized upfront exposure while maximizing landlord contributions
- Delivered the entire buildout on schedule—without interrupting Accrete’s momentum
We weren’t just their broker—we were an extension of their real estate strategy. And because we’d been with them from their early days, we knew their goals, workflows, and non-negotiables better than anyone.
