Optimove, a global leader in AI-powered customer marketing, was looking to build a space that could bring employees back to the office after an extended stretch of remote work. The team was focused on culture, energy, and creating a true HQ—a space people actually wanted to come into.

The Solution

We uncovered a unique sublease opportunity from Lazard Asset Management—a sleek, full-floor space with incredible light, a high-end buildout, and a rare 3,000+ sq. ft. private rooftop terrace. The space checked every box. The only issue? Timing.

Optimove’s coworking agreement was set to expire, and the new office wouldn’t be available for three months. Sending employees back home wasn’t an option.

So, we got creative.

With over 2 million square feet under management, we mobilized fast—relocating Optimove into a temporary swing space at our building, 11 East 44th Street, just steps from Grand Central. We moved furniture, installed Wi-Fi, coordinated cleaning, and activated the space on a month-to-month basis, buying Optimove the breathing room they needed to negotiate and execute the sublease without skipping a beat.
